I have done acquisition of a ubuntu disk that is using xfs file system. It is not a OS disk but the storage disk.
Subsequently I mounted the ubuntu disk on my own ubuntu system after installing xfsprocs on my system.
I can mount the disk and see the folders but when I click it is empty. From folder properties, I can see that it is occupied but somehow only see nothing when I click on the folders.
Any idea what is the issue? Is it some user permission issues? Since it is not the OS disk so only that user who created the files will be able to see it?
It is not encrypted as there is no ".Private" file etc
Any ways to access the files?

Did you try accessing as "root"? It may simply be a file permission issue.
